All Shore Paving provides for large scale blacktop sealcoating: from small driveways to large parking lots. We use the best materials for the most durability and longevity of the pavement. Unlike our competitors, we do not cut our material w/ any unnecessary products. Although we can be more expensive than others using the right material your pavement will last many more years and you will save money in the long run. We do not always recommend sealing every year, depending on the traffic on the pavement, you can seal every 2-4 years.

Sealcoating blacktop protects the surface from stains and the elements. Sealcoat also fills very small cracks in blacktop before they become large enough to need patching. In addition to protecting blacktop, sealcoat gives a clean, uniform appearance to areas of blacktop. Asphalt parking lots & driveways are an important portion of the property’s value. We provide our customers with a free periodic inspection of their parking surfaces and assist you in establishing schedules and budgets for necessary pavement service and repair. Our proven technique and quality sealcoat materials provides outstanding resistance to water seepage, petroleum spills, oxidation from the sun, and other damaging elements. Sealcoating ensures a positive first impression by enhancing the appearance of your property.

Crack Sealing:

Cracks allow moisture penetration from rain, snow, salt, and ice which erode the base of your parking lot. As these harmful substances penetrate into the subbase of the pavement, the cracks widen and eventually cause potholes. Crack sealing is truly the first-line of defense against the degradation and eventual failure of the pavement. Sealing these gaps effectively stops the seepage of harmful substances and prolongs the life of your pavement investment.

The Process: First, we clean all cracks with pressurized air. Vegetation and other impediments to crack sealing are cleared with a grazing wheel or, in cases of extreme vegetation, a Taffa torch. Cracks are sealed using hot-applied rubberized joint sealant that exceeds Federal specifications. A light aggregate material is finally added to the hot rubber to improve adhesion to the pavement surface.

Differences Between Asphalt & Blacktop:

Asphalt and blacktop are basically identical; however blacktop commonly refers to residential driveways and playgrounds; whereas asphalt is more commonly used for commercial purposes such as roads, and parking lots. It is compressed with a steamroller making it smooth, solid and water-resistant.Asphalt is normally created by mixing stone and sand with bitumen, a substance found in crude oil and other natural deposits. Blacktop is created the same way, but typically begins with liquid asphalt being mixed with additional stone. When these two substances are made, they are heated. Once the substances cool off, they harden and remain in place for years.
